Sounds like they are attempting to do an owner finance and take advantage of someone who actually needs help. I have a better opportunity in which once you qualify we purchase any home for sale that is in the top 50% of schools, and lease that property to you with a 3 year right to purchase until you can get a mortgage. We can even work with credit issues. I would be glad to send you further information. ... more

You need to know that HUDs and Foreclosures are sold "as is". However the bank will possibly do some minimal repairs to make the home "functional" but do not expect much. Also, these homes go to the highest bidder and a loan will only cover the appraised amount. If you choose to bid over the appraised amount and you have a loan you would have to do so out of your own pocket aside from your loan amount. ... more

I've helped many clients using VA loans. Many of my clients were also pleased to find out that after they secure a home with a VA loan and refinance to a conventional or FHA, they receive their VA eligibility back so that they can purchase an investment property if they so wish. ... more

There is a program that I use that provides 10,000 towards your down payment and closing costs. It is a zero interest and zero payment loan that is only due when/if you sell the home. I have closed using this program several times and would be happy to assist you.

1-Must not have owned a home in 3 years.
2-Must have been in the same line of work for 2 years
3-Must make more than 25k but less than 80k
4-Must have 1,000 to put into the deal.
5-640 minimum credit score.

Hi Sonia,

It depends on the loan program and how the rest of the profile looks. If you have re-established credit and decent scores it maybe possible. The toughest part will be trying to get approved with no money down unless you have VA entitlement in which case VA only requires 2 years from the foreclosure to be eligible so it wouldn't even be an exception.

Take a look at the recommendations from some of my past clients on my Trulia profile by clicking the link below my phone number.

Please feel free to contact me for more information or help.
