Tulia relies on the source of the posting to update the data. That could be a brokerage feed, agent feed, or feed from another wesite such as listhub.com or homesandland.com. So the accuracy of data is really dependant on the dilligence of the feed source. The most accurate way to confirm a status would be to have a Realtor who is a member of the MLS system where the property is located confirm the status for you. The MLS is always the original source for this data. Once it is sold tax records will reflect it. This is a good website to look that up: www.NJACTB.org

It is now 3 weeks later and builder has not responded to me either. There is just one of them and thousands of us agents. Maybe it illustrates the value of working with a professional when buying a home. But frankly, there is so little new construction in this part of NJ that anything could be going on. Reputation of builder is major but hard to discover sometimes. A reputable broker/agent would help is such cases. Absent this, a builder must warranty the contruction according to law. An experienced RE attorney in NJ is vital, always. You can also, or your agent, visit the town's inspection office and ask questions as to quality and code issues, maybe speak to inspector. From experience, buyers get cold feet and back out more often than sellers. I have seen it once in fact, this year coincidentally. None of us are attorneys of course, but it is generally true that no judge or court will force a homeowner to sell if they don't want to. However, if their backing out has caused damages to the buyer who has relied on promise to sell, it can cost the seller some money. Lots of unknown circumstances are possible from the little information you provide. Giving the date of 8-18-09 you may be asking about the 3-day period, Jeanne answers that on the button, IMO.
