There are loans with non hard money lenders for non residents but as always it all depends on whether you meet the requirements. It is hard to know if you would qualify without more information such as if you are planning in moving to this home in Az or if it would be your second home or even an investment property; also it would depend in the purchase price and how much money you can put down. Having assets, such as a $600,000 home paid for,always helps! Have your buyer agent estimate the market value of the home for you. When you apply for a mortgage the bank is going to require (and charge you for) an appraisal at that point. I wouldn't chance wasting money on an appraisal for a home you may never be able to purchase.
