John is correct... USDA financing may be the way to go. You can even roll in closing costs. I have had clients walk away getting all their earnest money and appraisal fee back at closing. Make sure your lender is aware of the USDA turn times as a lender fully underwrites the file and then sends it to USDA for review. That process can take up to 2 weeks or even longer depending on their workload. This is important to know so you do not go beyond your contract date and jeopardize the purchase.
