There are scammers on every site. If it's too good to be true, it usually is. If you are answering an ad that says they are the "owner" and live out of state etc. Do not ever do anything with out meeting someone face to face at the actual property. If they are asking for $$ with out inquiring about your credentials and asking you to fill out an application etc, it's a scam. Finding a rental can be a chore and most agents will have access to homes, townhomes and condos for purchase with a few rentals. Rentals are very difficult to find and caution is suggested through some sites. If you are able to purchase now, you may be better off. There are some great programs out there right now for not only first time home buyers, but programs to assist those that have had to file bankruptcy etc. The first step is to get pre-qualified with a lender and if you do not have one, I have a few names that I am happy to share with you to help you determine the best avenue and allows you to make the best educated decision. As a realtor in Castle Rock and resident of the area, I can tell you that is going to be a little hard to find for that price range in the rental market.

However, if you are in a position to look at a purchase, you might be able to achieve what you are looking for. I know of several lenders that can assist you in looking a number of programs available.

Wow, sounds like the proverbial rock and hard place scenario. Please be careful with a lease purchase. The odds are so against the tenant exercising the option and then losing their option money. I would have an attorney that specialized in this type of transaction to review the contract. And, I would also talk to a lender, as it appears that you may be underwater for some time. Try the Plum Creek area for that price range. I would also suggest waiting until you are about 30 days away from renting. Units move very quickly in this area.
