We compared moving to Keene Ranch with Bell Mountain (opposite sides of the 25 freeway). We decided on Keene Ranch instead of Bell Mountain for 3 very important reasons:
1. The train tracks! It runs right next to Bell Mountain and you can certainly hear it every day. Even from Keene Ranch you can faintly hear it - I would have hated to be any closer.
2. The taxes - FAR higher. Because Bell Mountain is "incorporated Douglas County" and Keene Ranch is "unincorporated" I pay 50% less taxes for the exact same property (my yearly taxes are $3500 compared to $6500 for the same price/size property and lot).
3. Water! Oh my God. To maintain 5 acres, you will be using water... and quite a lot of it. All properties in Keene Ranch are on welll water (no water bill). Water in Bell Mountain is community well. Get ready to pay a substantial water bill.
A couple from my bridge club moved to Bell Mountain and were dismayed how much more they pay overall to live there as opposed to Keene Ranch.
Keene Ranch is also very beautiful, the neighborhood is well kept, and the HOA fees are very low. I honestly can't think of one reason I'd pick Bell Mountain over Keene Ranch.
