Depends on where you are getting the listing. The big portals like Trulia and Zillow allow tax records on their website, which means there are a lot of properties on the website that are not for sale. These usually get labeled off market, and that means they are not for sale.

If it was sold it would have the data of when it sold, the date closed, and the price.

You should be able to redeem you home at the new price. You should have around 6 months after the sheriffs sale to do this. when you need on down the road, I would like to see if I can help you out with a home mortgage. As long as a repair is planned, and you're confident that any problems will be resolved with that, this shouldn't be a big issue. I think your best option is going to be doing everything in your power to make sure that you can be confident with the repair. Talking to some professionals and making sure that they vouch for it is a great way to do this. Once you can get these things figured out, things will be significantly easier to figure out.

I will say it is hard to beat up a builder too much if the price is at market value (which do you know or not?).

How I negotiate is in the finishes. Helps me get more for the buyer than just doing straight purchase price. Finished basement is a little spendy so that may just not be doable, but if the builder does 1/2 of it? Makes finishing the project a lot easier for you.
