that price range is very active. You would want to make sure the modular is set up to meet conventional financing guidelines (permanent foundation) so it would be available to buyers using VA and FHA financing.

Not sure sine you did not include a link. But if you are just buying a trailer without the lot, I can see where the costs could be small. If the trailer is in poor shape (common) then it will be even lower. Remember you are not buying the land so they will charge rent when you own it. ... more

If the lots are owned by the same person, I think offers on each of them would be a disaster. You really need a great local pro to assess the entire situation and advise you. We don't know how quickly the lots in the area have been selling and if list price, under or over may be necessary to get your offer accepted.
A great local experienced agent will have the answers you need by doing very specific research. Our opinions are almost useless compared to that. What I would suggest is that you offer on the one you like the best, and your offer should reflect the value you see in it.

I would advise working with a mortgage broker in our area due to the unique issues with financing and appraisals of coastal properties, I know of 3 really excellent mortgage brokers I can refer you to that will do all they can to get you qualified & closed. That's a very subjective question because there are many variables such as the home value, the location on the island, the amount of the deductible, if your home is in a flood zone, and agency providing the coverage. With homes ranging in value of 100 k to 10m, you can probably see that averages are difficult if not impossible to provide an average cost to insure properties. If you have a specific address , quotes are readily available.

In that price range, you should be able to find some nice homes to pick from. Some waterfront, and others with water view and your own boat slip at the community marina. In most of the subdivisions with the boat slips the # of slips are limited, so not all homes have one. Generally you would have boat ramp & day dock access, but the slips are sold with only some homes . Bogue Sound Yacht Club and Cape Point are 2 subdivisions that come to mind. Most of these are going to be in the White Oak Elementary / Broad Creek Middle / Croatan High area. These schools are very highly rated.
As for renting when you're not using, there's not a big demand for this. Most coming in for vacation rentals want to be on the beach. You might be able to pick up a few here & there, maybe rent it for a few months while someone's building a home or home hunting, but it would be spotty at best.
