You are buying a house, it does not matter at all what it was in the past, like a foreclosed home or remodeled home or flooded home, you are going for a loan to buy it so you need to ask what you need to get a loan. You are not buying a bank owned home with a loan from the bank that owns it(well you could but you still have to qualify for a new loan).

Go see a loan officer and see if you can get a loan. If you can't it does not matter what it was in the past.

In 2011, homes in Carter County (which of course includes Elizabethton) have averaged 143 days on the market (DOM) before closing. Of course, the 1 house that sold that was over $500K, had been on the market for 455 days. Houses in $80K-$100K average 150 DOM in 2011. Houses in $200K-$220K average 284 DOM in 2011. So, as you can see, there's some variance depending on where your home will be listed. And, of course, just because the average is there, doesn't mean your house will fall on the average. It may sell quicker. It may take longer than average. As you're probably well aware of, there are a number of factors that go into marketing a home, and finding the right buyer. Sometimes it's just the "right time." Let me know if I can help you with anything.

FHA will do loans on double wide mobile homes (no single wides allowed) that are on a permanent foundation. Most investors will not accept the property as collateral but GreenBank does have an investor that will fund this loan. The property will need to be appraised and then a certified engineer will need to inspect the foundation to make sure it was constructed to HUD guidelines. We can do a 30 year or 15 year loan with a maximum LTV of 95% on a rate term refinance or purchase and a 85% LTV on a cash out refinance.
