This is a question that your realtor can answer for you. If you don't have one, you can ask her to overnight her checks to you and you give it to seller/realtor or you can ask for a cashier check at your bank and she pays for it.

I have built several homes and we have learned to skip the fireplace unless it's a real wood fireplace, and skip the large soaker tub.

Upgrade the windows, kitchen counters and install a whole house backup generator. I always double check the views of the windows too before they cut them out. Why look at the corner of your neighbors house for 10 years when you could move the window three feet and have a view of the trees? Also, make sure builder installs double hung windows with low-e and argon.

The best place to start is to go online (to a reputable lender in which an agent has worked with many, many times) and apply: www.dromeroloans.com Is one I recommend (David Romero with Highlands Residential Mortgage). Your score should be fine but I would be concerned about the limited income. Sometimes, "school" can be counted towards your employment time.

USDA Loans are only in Rural Areas. Mckinney is not considered a Rural area. If you go to the USDA website, it gives a map-coverage of specific areas for the zero-down USDA home-loan. Feel free to contact me if I can be of further assistance.

Most lenders will require you to have at least 2 years in the same industry. Sometimes, school can count towards this goal. I have access to wonderful loan officers who are very familiar with this exact item if you'd like more assistance.
