If your personal website does not generate leads, let the leads come more from Trulia etc. but use your personal website to convince visitors why you are the best person to work with. So they can see that when they visit your personal website, such as to vet you after finding you on Zillow.

Possibly but if it's only the one house I doubt there would be any noticable impact. The real issue is that the HOA needs to pay attention to this home and make sure it's being maintained on the exterior to the HOA's standards. Personally my guess is unless there's something in writing, the HOA could easily enforce the no vacation rentals clause in court though whether they are up to the battle or feel it's worht it is another question. ... more

The best way to have this question answered is by having a REALTOR come take a look at the property to then provide you with a Competitive Market Analysis. They will show you what is currently on the market that you will be competing with, any properties similar to yours that are currently under contract & a list of the homes (again comparable to yours) that have sold over the past year to year and a half. All of that information with help determine their price opinion.
