Good afternoon!

The discrepancy with the list price on the home vs. the tax value is due to the fact that the home is a fractional ownership. So the list price is for a portion of ownership in the home. Fractional ownership is a method in which several unrelated parties can share in a piece of real estate. One of the main motivators for a fractional purchase is the ability to share the costs of maintaining an asset that will not be used full time by one owner.

With a new round of QE2 expect to see the government prop housing prices up for at least another year. I have very mixed feelings on this as I really would prefer to see prices come down so entrepreneurs can make smart buys but I realize we are teetering on the brink of a major double dip and the Fed can only do so much as the government who should be handling this problem is apparently inept. This doesn't mean however that you can not get a good deal you must be very conservative and watch your profit margins like a hawk. Too many (investors at least) get hung up on whether the market is going up or down when cash flow, and time horizon are really all that matters. NEWS FLASH! If you own an 80% financed home for 10 years and it drops in price 5% provided you were keenly aware and conservative in calculating your profit margins from the beginning , as well as maximized rent, you will still make a fortune. Considering how depressed the housing market is now any smart location based purchase now will almost certainly appreciate dramatically in the next decade. Now is a great time to buy, the question really is... What location, and what deal and that takes time... ... more
