Hi Sandy,

We have found that Craigslist is your best option for a rental. 85% to 95% of all rentals leased in San Diego County are found using Craigslist. It is used to advertise rentals by property owners, property management companies and agents alike. The rental listings are far more up to date than what you will find on any 3rd party websites. The property management company sites are up to date as well.

Start your search by putting your preferred zip code in the search box and then enter the rest of your requirements, including the check boxes for pets if needed. There is also a pull down menu for the type of property you are seeking (apartment, house, etc) Check often and call/e-mail right away as many rentals move quickly.

Beware of rental scam listings and ads that "look too good to be true”. Make sure you talk to the person managing the property and meet them to see it. Scams usually involve people asking for a deposit in order to see the property. The "owner" usually states they live out of state or out of the country. Other scams involve people stealing pictures from homes for sale and then posting it as a rental with a low rental rate.

Best of luck to you,

"Also John is correct in stating that it is best to use a local Realtor when you are ready to by a home, if that is what you intend to do. "

Unless I am reading it wrong, it says he is a real estate agent.

Best to ask your broker for help....

Thanks!

Hello Gkhemlina,

Ah yes, I'm sure sunny San Diego with 80 degrees and blue skies is looking rather appealing to someone from Brooklyn (hopefully, you have already made your move out west!.) The property you are referring to is at3751 Carmel View Road #5 in the Pelagos complex and was on the market for 10 days. It was listed at $355/sq ft and while we won't know the final price until it closes, I'd venture to say it is relatively close to the list price given its short time on the market. If you look at this complex, 5 other units have sold (per the MLS) over the past 12 months at an average price/sq ft or $304.58 and average days on market of 121 days. The fact that the one you are inquiring about had such a higher price/sq ft and days on market is a good indicator (there are other factors of course, such as location, condition,et.al) that the market is hot in San Diego right now.

Aside from merely setting you up on a search, there are many other PROACTIVE things your experienced REALTOR should be doing for you. As someone who lived in New York and knows that those from New York like to move quickly, you would be in good hands. I have helped others from there and you can rest assured I can relate with you after having done 10 plus years in the Big Apple.

Best of luck and welcome to America's Finest City!

Sincerely,

There are 67 homes for sale in Carmel Valley priced between $535,000 and $1million dollar at this time. The HOA fees range from the low $100s.month to a bit over $200 a month. However some do have Mello Roos bonds associated with them and these can add substantially to your property tax bill.
Please feel free to use my website to search for homes. It contains a wealth of information and there is no cost to use it.
I would be glad to help you find a home in Carmel Valley of any other part of San Diego.
I am never too busy for your referrals
