Colorado real estate regulations prohibit real estate agents from writing "lease with option to purchase" contracts and "owner carry" contracts. I strongly recommend that you get a good real estate attorney to assist you in the process. Usually the fees to write a lease-with-option or owner-carry contract are not that much, usually a few hundred bucks. I WOULD NOT write the contract yourself. You're asking for trouble if you do.

If you write a lease with option to purchase contract, make sure that the period of the lease is well defined, and you should also define what should happen if that period goes by without concluding the deal. I saw a situation where the owner and lessee had such a contract, and hadn't finished the deal three years later. There was a big dispute as to whether the lease payments should go towards the down payment or if the purchase option had expired and the deal was null and void.

On an owner-carry contract, you can go online and find a mortgage calculator and see what your payments should be. If you have a 3-year or 5-year owner carry contract, it might be hard to make the payments on that short of a schedule. Many people write the contract so that the purchaser can make payments on a 15-year or 30-year amortization schedule with a balloon payment due in 3 or 5 years. That means you had better clean up your credit, be able to show your income, and be able to get financing lined up to take out the seller financing at the end of that period with a conventional loan.
