You can expect to pay anywhere from $200/sf and up. The sky's the limit and it depends largely on your budget, tastes, requirements and financial capability. As an example a very powerful financial icon and guru recently purchased a China Cove property next door to my mother-in-law for $14 million and put another $12 million into a remodel. Does this give you an eye opener. You're dealig with some of the priciest RE in the world. Expect to pay accordingly. ... more

So how's this working out for you? Have you closed on something?
Everyone wants a good deal and this current market has lots to choose from.
i have a client that says now is a great time to get a great deal on houses that you wouldn't want to live in.
To find a home that works for you and a good deal at the same time is the challenge.
I have worked in Capo. Bch, San Clemente and Dana Point for 30 yrs with Coldwell Banker.

Hi Chris, great question and I see that it's from February, but it still has a lot of value. At the end of the day it comes down to location, location, location and if there is potential/latent value! As Karen from the previous answer had mentioned, Camino de Estrella is a street with consistent traffic with people heading to and from the freeway going to Capo Beach or to San Clemente (east of the 5) and at there are things that cannot be changed. I've experienced homes from 'equity sellers' sell recently (1/09 to 8/09) with ocean views, single loaded street to street lots in Harbor Estates sell from $400/sq ft to $532/sq ft. The bank owned or short-sale opportunities may go for a touch under these ranges; however, they need some work. A quality property when priced correctly/competitively will encourage several showings per week that will most likely generate more than one offer. ... more

Hello Help! If you haven't found what you're looking for just yet, I'd say look for a neighborhood that you feel comfortable to rent in. After you've lived in a place for a little while it's amazing how you see things differently than when you first moved there. Negotiate up-front with your landlord of their and your intentions of creating a lease option to purchase. As a landlord myself, I'd say every owner/landlord is looking to find great tenants with whom they could eventually sell to. ... more
