Your Children can start working as soon as they want, Andrew was 12, he had a love for $100. skate shoes and quite the collection by the time he went away to Collage.. There is always work to be had at the Beach, low crime , no traffic 8 months a year, and the Beach Did I say the Beach? Beach houses can be a lot of work to rent, especially if you're doing weekly rentals, but the returns can be good. You'll make all your money in the summer so budgeting throughout the year is important. Cash flow will dip and expenses can increase in the winter months.

Insurance is expensive, flood insurance, hurricane insurance, etc. Make sure your policy fits your needs and you read the documents carefully to be sure you're covered. ie those who experienced losses from Superstorm Sandy and Hurricane Katrina are STILL fighting with their insurance companies.

Find a place you love to go so you can enjoy it as well. Most people don't end up using their beach houses as much as they imagine.

Personally, I would not improve and try to sell as is. With 1 acre, there could be other options to consider for a buyer, and you could always decide to improve later if you can cost justify the work.

Your total Utilities for a twin will probably run you around $300-$400 depending on usage. Water bill is higher in the summer then it is in the winter. The garbage is a private service you will have to hire but the recycling is paid for by your taxes. Please let me know if you have any other questions as there are currently a couple of twins on the market and there is even a "super Quad" on the market now if that would work for you while trying to keep costs down. ... more

Gerald is correct. A credit review will need to be performed. You state your credit is bad, but we need to know what we would be dealing with.

Did you know that our mortgage company has credit simulators, which will give you a "play by play" on how to increase your scores by paying down accounts, adding new ones, & getting old one deleted?

While the owner focuses on the location, occupancy number and time of the year in setting the rate schedule, the consumer is looking for a property that does not have any less amenities than at home and if those amenities are not a part of everyday life...they are required when on a vacation.The Cape May experience being closer to town and the charm of a Victorian is generally the request for a visitor who has never been to Cape May. Once the rental search criteria is discussed, many will opt for clean, modern loaded with upgrades.For those that come to Cape May regularly, the call is for updated property along with close proximity to the beach realizing that you can walk to town so easily. The City provides a trolley shuttle into town easily accessible from points in the East End.

As you position yourself to enter the market it is critical to work through the details with a Realtor to insure you have worked through all the factors in building a successful rental property and making good business sense.
