It depends on how bad it looks, and the price your home is listed at. If priced right, Buyers will overlook many cosmetic items. But if you are priced too high, or at least at the highest realistic price, Buyers will use negative defects to negotiate a lower price, or perhaps may not be interested. One effective way you can address it is to offer a credit, right up front, list it with verbiage such as "Seller shall give Buyer a $5000 credit towards pool re-surfacing costs, or Buyer's closing costs and/or pre-paid items". Many buyers need or would like help with their closing costs so they can keep more of their money in the bank when closing. Giving a credit allows you to get the highest price possible as well if a Buyer really needs or wants that credit. I am just using $5,000 as an example. I'd love to talk with you on the phone to outline some of the techniques and factors I use to get my seller top price and sell fast.

If you would like my help, I have been working in real estate all here in SW Florida since 2000. I am native to SWFL. I market homes more aggressively than other agents, and have a ton of experience in giving my Sellers the advantage. Overseas. I list my sellers homes, regardless of price, on 2 sites that target foreign buyers. My seller's homes are translated in 11 languages. One of the sites I use is Juwai.com which puts their listing in front of wealthy Chinese buyers. In fact, they have to have a certain net worth to be a member. I sold a $485,000 listing in Cape Coral to a foreign buyer who was directed to my Seller's listing via that site. A cash buyer.

You may also ask them to to co-list it to get better results.

I take a much different approach, which is why I have a 100% satisfaction rating, and zero unhappy clients. There are far too many disappointing agents out there, so you really have to interview a few to get an idea as to what they will actually do for you. For me, I respect the client with hard work, and spending the time and money to make sure their homes sells for the highest price. Take a look at what I do:

I have lowered my commission on some more expensive listings, but on lower priced homes I don't offer the same discount because I put so much time and money into selling homes to make sure my Sellers get the highest price possible.

The numbers just don't add up, so why take on the hassle? The average commission is 6%, while homes listed with a Realtor sell for an average of 14% higher.

Some sellers are tempted to try a For Sale by Owner (FSBO) transaction because their local community is in the midst of a sellers' market and they think they can sell easily without help. Others try the FSBO route because they want to maximize their profits and avoid paying a commission to a Realtor.

However, statistics show that selling your home with the assistance of a professional real estate agent will garner you a higher profit, enough to cover the commission as well as put more money in your pocket. Why to Sell With a Realtor

Choosing to sell with a professional rather than on your own makes sense for a variety of reasons:

A Realtor has access to market data about recent sales and other homes on the market that can be used to price your home appropriately. Studies show that homes priced right when they're first listed sell more quickly and for a higher price than those that linger on the market.
A Realtor can show your home when you aren't available, can respond to inquiries from potential buyers and their agents, and can get valuable feedback from visitors -- all things that save you time.
A Realtor can look at your home objectively and suggest ways to improve its appearance -- by staging and minor repairs -- so it appeals to more buyers.
Buyers typically prefer to look at a home without the seller present so they can feel more comfortable exploring the rooms and visualizing themselves in the property. At an FSBO sale, the seller must be present.
A Realtor can screen visitors to your home, which provides a measure of safety that FSBO sellers don't have. In addition, by checking to see if the buyers are legitimate and can afford to purchase your home, a Realtor can help you avoid wasting time showing your home to unrealistic buyers.
Realtors have professional marketing expertise, contacts with other Realtors who work with buyers, and the support of a brokerage that can market your home more widely than you can as an individual.
A Realtor can help you negotiate a contract that not only garners you an appropriate price for your home, but that meets your needs for a settlement date and perhaps includes a period when you rent back your home from your buyer. In addition, a Realtor can make sure your contract is in compliance with all local regulations.

Most buyers today work with a buyers' agent to represent their interests. If you choose to sell your home on your own, you'll be negotiating with a professional and relying on your own skill to finalize a contract. Not only could you end up selling your home for less money, you could leave yourself open to potential legal problems unless you have the contract vetted by an experienced real estate attorney.

FSBO transactions can be successful, of course, but 90 percent of homeowners prefer to work with a professional rather than risk an unsatisfactory home selling experience.

This is a case of your realtor not knowledgeable to do their job. Your realtor needs to be trained by their Office Manager or Broker in Charge and learn how to post listings on Trulia. It's not difficult - I did it when I was a realtor.

Did you discuss if your listing would be posted on Trulia when you signed the listing contract? If your realtor said yes, then he/she should learn how to do it. If your realtor said no, don't expect your listing to be posted on all websites.

You have the right to ask the Broker to be assigned a different realtor - one that is experienced.

Some fees for title companies are regulated in the state of Florida, while attorney fees are not regulated. Pretend for a moment that you are a person who needs to BUY a home. You have two choices that you can make. First, you can work with a Realtor and have access to about 95% of all the properties currently for sale. OR, concentrate on For Sale by Owner properties (only about 5% of current properties for sale). Why would a motivated buyer choose to work only 5% of the market? Be honest. The answer is......to save money.
This is why over thousand of transactions yearly, properties represented and sold through a Realtor sell for more $$ than properties sold by owner.
This is what we do for a living. Selling by owner, YOU do all the work (show the home, pre-qualify buyers, watch out for market trends, follow up with prospects, negotiate the contract, work through contingencies, handle inspection issues, handle appraisal issues, coordinate the closing, etc.) AND you end up paying the commission to the buyer in the end.
Just something to think about.
