The numbers about double if you lower the bottom range to 40K except the number of active homes

Hi, it's best if you can get your scores up however, there are loans for scores down to 530 credit score. You'd have to meet some pretty specific guidelines and have cash reserves after closing. I will tell you with a score less than 580, you'd need 10% down and up to 6 months reserves (monthly mortgage payments in the bank after closing). You can get a gift for the down payment however the reserves would need to be your own funds. Beyond that we're looking for someone who hasn't had any late payments, no new collections, charge-offs nor judgments in the last 12 months. There are also guidelines as to the aggregate total that's allowable for what collections etc you're allowed to have open/unpaid. You can visit my profile, then click to see my facebook page. If you're interested in raising your credit scores it would reduce the down payment and opens up options for you for less cost and a better rate.
