Based on the information that you provided, it does not sound out of the realm of possibility that the appraiser hit the nail on the head. On one hand, the appraisal done on the property in 2000 has no bearing or significance to the appraisal done in 2014. The last 14 years has seen significant changes to property value. Also, the use of 2 bedroom comps is not an issue either. What most appraisers will do in that situation is adjust the value of your home based on that 3rd bedroom. If you still believe that the appraisal is wrong and are unsatisfied you could always contest the results and seek to have it redone. Best of luck,

Canon City is the best kept secret. Safe, quiet and wonderful weather. It's been called "the Banana Belt" of Colorado. Not too hot in the summer and not too cold in the winter. The 4-Mile ranch development did stall out some years ago. The owners at the time ran into some funding problems at the same time the overall real estate market was in steep decline. They subsequently had to give the project up. I believe it is receivership and is still being managed and maintained. We do have existing homes sales taking place their, but no new construction for some time. I do believe the project is still very viable and will again prosper when the market makes a good recovery.
