I bet he did no tests. The "do it yourself" lead test is inexpensive ($9-$20). Find out if there is any lead before doing anything.

Calling yelp and every online rating service to complain about the inspector if you find no lead in your house is free.

Most commercial brokers do not use a rule of thumb. There will be sellers closing costs that were negotiated in the offer plus what ever commission that was agreed upon. Most of us here at Trulia are residential Realtors. Talk with a local commercial broker. ... more
