Canal Winchester zip code is 43110. Are you thinking 43110 is a Columbus zip code? Sometimes looking at real estate is confusing, when the mailing address may have one zip code, but the schools or area you "think you're in" overlap. For example, there is an area of the east side that is a Canal Winchester school district, with a Columbus mailing address, but not serviced by Columbus police. The zip code of 43110 will ONLY calculate home values with homes that truly have that zip code. You may feel like you've left Canal Winchester when viewing a home, but if indeed that is the mailing address, it goes into that zip code's value calculations for average home price. I, personally, wouldn't call Canal Winchester a "good rental market," for the reasons you stated and then some.

Condos, historically, have not been the best investments. They tend to appreciate much more slowly than single family homes. Many of them depreciate over time. We've seen that in the last (5) years. To be fair, single family homes have also depreciated, but not at the same rate. There are also other issues with condos.

Overall, I wouldn't consider buying a condo in Canal Winchester as a rental a "good investment."

If you are new to the area I suggest you hook up with an agent who knows the Columbus area and knows good/bad investments. Look for somebody who works with buyers more than sellers.
