I'm not an expert, but I would guess that the house did not appraise for the amount the "winning" bid was and the seller lowered the price to get it sold.

One responder incorrectly wrote "over 16". That was wrong. 16 or more is the right answer. So it includes 16.

Hi,

To factor in the cost of permits and other costs, in addition to materials and labor, I would recommend getting a few actual bids, rather than using a general figure.

Kind regards,

You can place rental ads on Zillow but I'm not sure Trulia does rentals. In addition, only real estate professionals can post on Trulia.

A separate conventional lot purchase loan requires 30% down. If you purchase the lot with financing that is part of a construction loan package, you will have to have your portion of the total project cost (typically 20% of the total cost) up front. The FHA program is great for those with limited savings, but the program has a loan limit, which varies by county, that will be exceeded by many custom home projects, and high up-front costs (FHA funding fee). ... more

Already spoke with an attorney. You are very wrong, Mr. Littlefield. They waived their right to an inspection by giving themselves ZERO days to do their investigations. Glad you're not the seller's broker. There are NO CONTINGENCIES in the contract - none. Not property, not financing and not appraisal. And, once again, ZERO days to do their investigations. Trulia doesn't sell or rent houses It is merely a website that posts information. I would check all rental information out carefully as there have been many scams recently. The owner may well have contacted you...that seems appropriate to me Just know not to pay any monies up front before you see the home.

Good luck.

Trulia does not do any kind of check on owners who wish to list their homes for rent here. Nor do most other sites except those who only allow listings from licensed professional real estate agents. The result has been rampant internet fraud.

You can check with the property tax authority to verify the name of the owner, but a scam artist has probably done that already. NEVER wire money, period. If your gut says walk away, walk away. Insist on meeting face to face, at which time you will both sign the lease, and you will exchange certified or bank checks for keys.

If you do suspect fraud, please take a moment to go into the rental listing and scroll down to the MORE drop down menu that is just below the photo in blue. Click on FLAG you will get a dialogue box called listing error. Click on the down arrow called ERROR TYPE and choose suspected fraud. In the dialogue box, tell Trulia why you suspect this is a scam. The listing will be pulled down and if it is confirmed to be fraud it will NOT be put back up. And thank you in advance for making the world a better safer place.

It really depends. The price and location of the house greatly effect rates. You can also choose different amounts of coverage. Obviously, the more you pay for the more you get. http://insurance-agency.amfam.com/CO/timothy-brown/ ... more

Hi Uniquely

Thanks for your question.

Realistic rebuild costs are between $250 - $300 a square foot
as most of the builders are busy. A project of 1200 sf right now is quite small.
Which means you tear down the home and rebuild with new foundation.

Realistic remodel cost of an existing home is $125 / sq. ft. through a licensed
contractor.

Happy Holidays.
