Realtor/Agents are NOT in the business of telling you "what's wrong with this place" that is for you to decide through a thorough due diligence on the property. At a glance I can observe it is a bank owned, foreclosed upon house or REO or Real Estate Owned property which in itself brings all sorts of "issues" to the fore--lack of many dislosures by the Seller (as per State Law), Camp Meeker is a shaky water area and there also could be septic system questions raised with the County of Sonoma.
You may not get a conventional loan on the subject property which would mean a "cash" transaction also. I can beat that price!! I have a house on Starrett Hill in Monte Rio for $24,900!! And it has a whole SLEW of "issues"!!! All of my listings are posted here to Trulia. Good luck! And BEWARE!
