I have heard from many agents, buyers and sellers who have also given up. Here we go again this morning with more spam. which slows us all down. I thank Ali for her email with my concerns but the most simple and instant answer is having someone remove the spam and block the user as fast as they can post it. ... more

I'm glad you are asking about our Spring Real Estate Season as it indicates you may be thinking of selling property you currently own in our area and I am in the business to help folks just like you!
Some of the unique characteristics of the Lake's real estate market is the versitlity of property types - in part creating multiple selling seasons! We have hundreds, if not thousands, of recreational tracts for the outdoorsman which sell during each of our seaonal trends. Condos are very popular here on the Lake for the vacationers who have limited time to enjoy all the many amenities of the Lake area at each visit and that market is strongest in the Spring and Summer. Waterfront cottages attract the second home buyers and they buy in the Spring for maximum useage during the 120-day season. Fishermen get in on the cottage market, too, as the Lake plays host to over 300 fishing tournaments annually. Professionals and executives also find Spring and Summer as their launch to the boating season beginning in April through October. So, if you own one of the above median priced Lake homes, now is the time to make ready for a Spring sale! If you don't plan your first visit to the Lake by Memorial Day you're missing out on our first home buying push.

There are numerous condos in the lake area that are rentals that are doing very well. Of course location, location, location is a huge factor. I'd be happy to email you a list of condos for sale, without any obligation. Feel free to email or call.

Good Question! Probably somewhere around $700 a year....but that's a rough guessitmate based off of other’s taxes. Also keep in mind most condos also have quarterly or annual Homeowner Association Fees. Feel free to email if you have any other questions or if I can help you with real estate needs.

The worst thing that the bank can say is no... you have nothing to lose... as long as you aren't in love with the house and "just have to have it"...

There isn't an obligation to disclose unless there is a latent defect. That MUST be disclosed. But there is really no reason NOT to disclose that.
If your agent is a BUYERS AGENT working for you - they MUST disclose ANYTHING they know about the property - but in a situation like this...they may not know.
You should always STRONGLY CONSIDER having the home inspected by a qualified, reputable home inspector.

As a local realtor here, I am not familiar with an Oak Meadows Subdivision in Camdenton. I looked it up in the MLS and it doesn't list that subdivision, either. If you can let me know where in Camdenton that subdivision is located, I can help you find the information you're seeking. It's possible that subdivision is officially listed under another name. Best of success to you......

Dead answered:
Hi Bob,
Where is the property located in Camdenton? Is it on the lake or off-shore? What type of home are you looking to build? I would love to speak with you in detail about the property and the type of home you would like to build. Also, would you be doing any of the work yourself or would you be looking for a builder/general contractor to accomplish the task? The cost per sq. ft. will vary drastically based on location, size, style etc...
I can be reached anytime at 573-280-2953 to discuss.
I look forward to assisting you.
Sincerely,
Lora Elliott - 573-280-2953

Melody Anderson answered:
To add to answers already provided, it's important to note that even though there is no public disclosure of issues found during a home during inpections, the homeowners (and the real estate agent) are required by law to disclose any issues concerning the condition of the home which would impact a potential buyer's decision to purchase. So even though the potential buyer paid for the inspection, once that issue is brought to the homeseller's attention, the homsellers must tell potential buyers about that issue. Which isn't to say that the homesellers must repair anything that is of issue or concern - they don't. But they must disclose.
