Aluszka85,

It sounds like you're on the right track! I would recommend contacting me as soon as possible to get a credit pull. You dont want to miss out on the first-time home buyer tax credit that expires at the end of the month. If you opened a new account I can have that added to your report and have your report rescored to reflect that information. Waiting 1 month could cost you an $8,000 check from uncle Sam. Not to mention, it sounds like your hudband will qualify on his own with his 580+. The balls in your court. Please call or email me if you would like to pursue this further.

The minimum score most lenders are requiring today is between 640-660. With us its 640. MSDHA, and FHA, (HUD driven programs) as a rule, are not score driven. However, FHA only insures loans. They don't service them. That said, these programs are further subject to whatever guidelines lenders---that actually fund and services the loans---require as well. My advice to you is to speak to a reputable lender with in-house credit repair to rehabilitate your score if/as needed. We provide such services at Shore and I have extensive years of experience in this regard. And there is no fee. I hope this helps. ... more

Hi Bryant,

The value of your mortgage and the amount of money you make dictate how you are going to achieve this goal. Re-financing at a low interest rate is going to be your best bet, call your loan officer or your local bank that you have accounts and check your options! Good luck and there are always great options available with lending! ... more
