The property is cheaper in most of the farming areas where the developers can buy the land cheap so the lots will be cheaper when turn into a subdivision lots.
With most of the builders being the developers and owning there own lots that they will build on, the builder/developer
still could take a lost on the lots and still keep building homes for lower prices then a older home could sell for and that is why new homes in these areas are still selling.
The houses are lower price in Nampa, Caldwell now because there was so many new homes and vacant lots on market when the downturn hit, there was to many home on the market with no buyers. To get rid of all the new homes, the lot price had to come down so the builder could sale new home faster then older homes on the market, now with the newer homes selling faster again you will see that the new homes will go up in price and then the older homes will follow so buy now while the market is still good and the interest rates are good so your house payments will be great.
