The rent varies for each home, based on which of the three tiers it is located in, and how many times the home has been sold (10% increase in rent with each change of ownership). Rent includes pass-throughs, trash pick up, water and basic cable. The HOA is run by residents who hold monthly meetings, and not the owners. HOA dues are only $25/yr.

Property tax is low and also varies per household, as it is based on the improvements to the land (home), rather than on the land value, as the home owner owns only the home and not the land it is placed on.

There are rent increases, however, the owners of the park have been known to waive a portion of the increases in recent years, due to the economy. There is also a cap on rent per unit.
