There are many great lenders out there and each have their own specific credit requirements. But on average I would say many should be able to help you out with a 630 credit score, some may want to see you over 640 but with a little workand direction you may be able to raise your husband's credit score enough that all programs are available to you. The other large variables for you are the condition & location of the house and what type of down payment you are able to do. FHA has as little as a 3.5% down payment and Rural Development has a 0% down requirement...but the house has to meet certain criteria. Conventional loans require larger down payments but are more lax in the property standards. And of course with each there are closing costs (the costs to get the money and settling the transaction)..there are ways to get those financed within the loan and some require seller cooperation and all are subject to it appraising for enough money....As a real estate agent I have worked with successfully with Mortgage One of Flint, Guardian Mortgage of Grand Blanc and Cason Home Loans of Flint.
