Thats my question above, I do not live in Michigan. Dont know where that came from. Property is in Butte, Montana. I am just trying to find a lender that will do a conventional mortgage with 20% down for active-duty military with a good DTI and 17 years active duty no breaks, but a FICOS in the early 600s just below 620. ... more

If a non-short sale appraisal comes in on a home that was so low that it puts it into short sale can the sellers bank use that appraisal for negotiation purposes?

Let your loan officer know that you are unable to put another 5K in the bank as you may need it for your wedding in September. I suggest that you shop around and switch lender if necessary

How about a more important question:
Do you how your Offer compares to the Market Value of the House?
Have you had your Realtor do a CMA?

Did you want a Buyer's Agent who just tells you what you want to hear?

Good luck and may God bless

Debra B. Albert, PA answered:
Please contact the listing agent on the property and/or the broker of the real estate office. This is a contract issue that needs to be completed. It appears that you are covered by the contract to have the property fixed by the seller and if it is not happening their agents need to look into this and have them complete the repairs as to the contract.

Good Luck!

Mack is correct in advising you that your contract should show your way through this initially. It's easily seen that this scenario is heading in a direction that may require additional time for you to close. At this point, it may be advisable to consult a real estate attorney for their advice, as a means of protecting your best interest.

It would be fair to assume that you should think long and hard, before spending any additional money before things are resolved. Proceed cautiously.....

Good luck,

Bill

Hello.... I have lived in both Butte and Whitehall over the years and found the area to have some of the sunniest days on the west side of the continental divide. Butte, which is a "mile high and a mile deep" has colder temperatures than Whitehall, which is definitely the "banana belt" of this general area. I commuted daily from Whitehall to Butte over both the Freeway and the Old Highway, which offers a spectacular night view of Butte as you near the city. It was the normal half hour commute most of the year, but was somewhat treacherous on certain days in the winter. Just slow down on those days! Bozeman, MT is a short drive from Whitehall and offers some of the best powder skiing in the world. Big Sky is also right over there, to the south. The fishing in the Jefferson is very good for trout and Three Forks is between Whitehall and Bozeman and connects to more river fishing. Hunting is an easy drive in any direction. Yellowstone Park is another playground at your disposal.

I am now in The Flathead Valley with a similar commute and matching amenities. Montana is where I have spent my life since vacating Minnesota in 1962! I recommend this lifestyle to the young and the "young at heart". I miss every place we have ever owned in the Butte/Whitehall area and continue to have lifelong friends in the area.

Are you asking about a brand new home? I work in Kalispell and our new homes start around $220,000 for single family residence. The price per square foot in this area is around $120 - $140 depending on the quality of finishes (i.e. cabinetry, flooring, windows, countertops, lighting, appliances..etc) If this isn't what you were looking for please let me know what I can help with.
