Hello, I just saw your question so I guess I am late to the party but I wanted to jump in anyway.. I am not sure I totally understand your question but something that jumped out at me was "no money saved".. I would say your next step would be to save as much money as you can since you have a steady income.

If you have no money saved, you won't be in the best negotiating situation when it comes to putting an offer in on a home if you get approved. You would have to ask for seller assist and that puts you behind the 8 ball so-to-speak. When you put an offer in on a home you want to be as strong as you can be and be in the best position to negotiate hard (well your buyer representative). I would say that you should first find yourself a Realtor® or licensed sales person (there is a difference) who you feel that you will mesh well with and then build a relationship with this person. Schedule an appointment and put a plan together with your new representative.

I do this with my clients. By the time you have money saved, you will be in a great position to get your dream home and won't need to ask for any assist from the seller.

I would say that 608 is an acceptable credit score if you find the right lender. For example, I have been able to give out loans with credit scores as low as 580. In this case you would be able to qualify for a loan. Keep in mind though that other factors are taken into consideration as well. These factors include income, expense, debt, assets, liabilities, employment, and down payment. I would recommend speaking with a lender like myself who can help you out. Well I hope this helps! I have lived in Philadelphia most of my life, i am the son of a retired police officer, I have family and friends that are currently on the Police Dept, I work with two retired police officers, and this is what I gather from them....Most of the senior police officer have spent 20+ years living in Philadelphia, their kids are grown or growing and probably are more interested in a retirement place than moving to the suburbs and paying school taxes for schools they won't use, and it will be a tough sell to their teenagers! If the retirement numbers stay on course then there shouldn't be a mass exit from the city. As for the younger police officers with young children, they may be able to find better schools in the suburbs but will they be able to pay triple the overall property taxes plus the hour commute ($4 a gal) into work?
time will tell but most of the cops I know don't have a plan on vacating as soon as possible
