Rent to own is really not a good idea, therefore consider fixing whatever is preventing you from purchasing outright. Rent to own can be risky and one could stand to lose a bit of money, therefore do inform yourself well, and consider consulting with an attorney who specializes in real estate beforehand. If you haven't done so yet, visit with any licensed loan officer, see if you can buy outright, or simply continue renting until a purchase can be made. ... more

You actually have the county of Burlington, township of burlington and city of Burlington.
Burlington City is a small historic town - has its own town council and school district. Burlington Township forms a horse shoe around the city. Florence is to the north, Edgewater Park to the south, west is the river and East is Westampton
Burlington County extends from the Delaware River on the west and just about to the ocean on the east.

Let me know if I can assist you with any questions regarding the Burlington County - or South Jersey area. I am a life long resident and a Military Relocation Professional.

Janice Brown answered:
When you are seeking to purchase a home, whether a first time buyer or an experienced buyer, it is critical to have a reputable, highly respected lender. When your real estate agent presents your offers to the seller's agents you want a pre-qualification letter that will let agents know, and be able to assure their sellers that they have a solid offer in their hands for serious consideration. This can only happen when you are working with a mortgage lender that only pre-qualifies buyers who will be successful at obtaining their mortgage to purchase a home. There is nothing more painful, no less time consuming, than believing the home sale transaction will be settled only to be informed, at the last minute, that the buyer could not obtain the mortgage; that they do not meet the lender's/underwriters' criteria. This is a devastating situation to all parties involved, but normally, pending no unforeseen circumstances, totally avoidable. Be careful who you trust to help you purchase, in many cases, the largest asset you will possess; your home!

I most enjoy this business when I see happy clients; buyers and sellers who have reached their desired goals because of a caring, competent team of professionals who not only care about the commission, but above all care about their clients.

Please contact me if you want the professional, caring service that I offer along with the many resources, including a wonderful, well known and respected Mortgage Loan Officer who holds the rare title of Certified Mortgage Planner Service Rep (CMPS).

The housing industry is heating up, and this is the season to buy! Let's go for it!

Best wishes,

Joan Congilose answered:
Hi Anthony, If the property is actively listed in MLS the amendments should be readily available on line and your Realtor can obtain them for you and explain what they mean. As mentioned earlier, most corporate owned properties are sold strictly as is and you have to be financially able to close whether you are paying cash or obtaining a mortgage without need for repairs before closing. Some lenders will not allow you to close on a house that is in disrepair , depending on the type of loan so check with your realtor ahead of time to see if this is a feasible situation for you. ... more
