Some mortgage brokers would be able to make you a loan if you have letters from your new employers and/or a month's worth of pay stubs. It helps if your new jobs are in the same field as you previously worked.

Lowell is correct but you should also talk to your broker about this and how buying a HUD home differs from a traditional purchase. Your broker should be able to guide you and help you to make sure you understand the process and can represent your clients to the best of your abilities.

Utilities need to be on for a complete inspection to be done, HUD will let you turn on utilities temporarily usually for 48 hours in order to have your inspection done, the city of Burleson will not turn on water without someone present at the home to make sure valves are closed and that there are not any leaks. Your agent should be able to help you get this coordinated.

For USDA, your city of Cleburne, TX is not eligible, but east of the 67 or north towards Joshua there are areas that would qualify for $0 Down. Other than that you will need a minimum of 3% down for FannieMae or 3.5% down for FHA.

Most of the HUD homes I've sold this way have turned out to be okay but I have heard a few stories that did not turn out so well.
HUD does make it's own rules and if they say no that is pretty much your answer.
Look closely at the price you are paying to see if repairing or replacing plumbing would be worthwhile at that price. Make your decision accordingly.

Both of my children go to BISD. Burleson is a wonderful place to raise a family. My daughter is now 16 and has been offered 4 scholorships in acedemics and sports and my son is 14 and loves football.
They have very balanced programs and offer a great science program in elem. and middle school. also the high school offers criminal justice courses, police courses, nursing, prof. cooking, and many other career oriented jump starts. The schools and community is only as good as you make it. If you get involved and have your kids active you'll find it a great place to raise kids! Both of mine have bright futures, good luck on your house hunt and with your family

Yes there are lots of homes for sale and yes people are dealing. If you are pre-approved or a cash buyer you have the power to negotiate a great offer.

When there is more house for sale the ball is more in your court. All those houses are competing for fewer dollars that are availble to buy them.
