I live in a portrait townhome that was built in 1997..I would never buy another one. I just call it an upscale apartment. The designing is terrible, like my bedroom is backed up against my neighbors living room. .the walls are thin so I can hear their music or tv, I just thank the Lord that with all the change in next door neighbors that none have been extremely loud. The workmanship on the one I purchased (the Abbey) very poorly done, and of course alot of things didn't see until after the fact. Most of my electrical outlets don't work, never have, cracks in my foundation, had termites. If I were to ever buy a town home again I would buy one that had a garage in between my town home and my neighbors. So basically unless they have gotten any better since 1997 I myself would would never buy a portrait townhome. They also did a shotty paint job..well best to you in your decision... ... more

Standard of Practice 3-8 is quite clear that...REALTORS shall not misrepresent the availability of access to show or inspect a listed property.

Of course, not all local real estate agents are REALTORS (members of the National Association of REALTORS). And I, as a member, show all of the properties that are in MLS.

But some of these flat fee/discount brokers ask us agents to contact the owners directly. On several occasions, I have done so only to find that the property was no longer available, but it had not sold.

Some things to keep in mind
1. The fine print in at least one of these so called discount brokers reads that you are still paying out a hefty fee.
2. You get what you pay for
3. Fair Housing Laws (and others) apply to everyone and everyone can be fined.

Please forgive me for sounding like a smart-aleck. But we agents can't comment on whether something is legal since that requires a license. I see nothing wrong, however, with you selling your home to your partner. If your partner is using a loan to purchase the property, the lender may have some questions about the transaction, but even those frequently close without a problem.

I have helped many people who have known each other (usually tenants buying a property they've been renting from their landlord) complete real estate transactions lately, so you should be good-to-go barring any unusual circumstances.
