Your down payment will depend on the type of loan you are looking to use to purchase the property. Some programs require as little as 3.5% down. If you have not talked with a mortgage broker already, reach out to one. Most agents have brokers that they work with and could recommend. Some do a good job working with first time buyers. They are in the best position to help you understand the financing requirements behind purchasing a property.

Closing time of 6 months would be difficult, but not impossible. It totally depends on what the seller is looking for and open to.

It's a stretch to call that "borderline breach of privacy". It is readily available. I'm sorry but I don't follow your logic. I'd do the same thing again if the question were asked. The management company is american property management. 985-6464 is the number.

You are correct, 963 pine tree closed for $160k, I checked MLS for other homes in Hidden Lake that closed in past year. Use Anthony's link for trulia. I gather your unit is much smaller than 963 Pine tree and wouldn't sell for as high. $160k was a short sale closing on a large 3BR/2.5BA model with a 2 car garage. You have one bath and a one car garage from what I saw on county assessor site. ... more

Trulia is just stating the public record in this case. It's computer generated based on county records:"Notice of Sale. This property is scheduled for a public foreclosure auction..." In fact, many agents use the same data to prospect for potential short sellers. It doesn't necessarily mean anything bad; it's just a public record. "Taking action" against a public record is quite pointless, and it won't get the owner anywhere.

And here's the activity on Trulia: "Added on Trulia: 109 days ago" "Total views: 9 (as of 9/12/11)" So in 109 days, it has only had 9 people view it. You can subtract yourself, Kimberly, and me from that, and you only have 6. But you're going to have a lot more views now by other agents because you attracted attention to it.

Eventually, the Trulia listing will probably fade away due to age, unless the owner convinces Trulia to remove it manually.

And while I risk criticism from pointing this out: if the owner is so worried what people think, why didn't he/she pay the mortgage on time in the first place to avoid the notice of sale all together? The owner did not pay their bills, and there are consequences to this. One of the consequences is having a public record saying the property is in foreclosure.

There are 7 properties right now listed on the MLS that will allow pets... all of which are at least 2 beds/2baths as was the listing that you asked about. If you're looking in Hidden Lake this is rt off Buffalo Grove Rd and they all have pvt entrances I believe.You may not be able to see that fron entrance imparticular. Best to drive by.
