You only get one shot to impress potential buyers. Curb appeal is essential when selling a home.

Landscaping is the first thing that buyers see. Keep up with small details like regular lawn maintenance such as mowing, weeding, watering, and edging the driveway and sidewalks. Add new mulch, it's a fast and affordable way to accent your home.

The front door is a focal point. Freshen up the paint with a bold, bright color to make it pop. Add a new entry door lockset for a final touch.

New exterior light fixtures give a home an updated look. While you are at it, replace house numbers.

Don't forget about adding a decorative mailbox.

If your home lacks curb appeal, many prospective buyers will reject it without looking further.

Yes! You'll need to sit down with a good local lender who can review all of your financial info to see what you'll need to do in order to qualify. As your Realtor for a referral. You may have to pay down, or pay off some of your debts. ... more

Hi Jana,

I think it is a good sign that the property is being shown, your agent should be getting feed-back from the agents who have shown your home, what is the feedback from the showings? I would ask that you and your agent check to see how your home compares to the competition, are any of those under contract?

I think that making a few adjustments based on the feedback will result in selling your home. Best of luck!

You are free to "look at Open Houses" in most areas, however, some will not allow an unaccompanied buyer into their homes and there is a good reason for that.

The Buyer Agent who works with you will know quite a bit about you, and that knowledge eases the concern about " who exactly is coming into our home". You can understand if you think about how you would feel, if unqualified people were coming though your place all day long. It's a safety issue for many homeowners. ... more

Grading schools is very personal and specific to your child's needs and your experiences.

You can go on the Illinois dept of education website and look at school report cards, but I find these sites are much better and easier to use with the same information.

Several wrong answers below, but a couple are pretty close.

Shortest waiting period after a short sale with mortgage lates at the time of closing:

1.) 1 year USDA RDL Program (see link below for further information and comments below blog).
2.) 1 year FHA under the Back to Work Program even with a short sale on a FHA, VA or USDA loan with CAIVRS Waiver.
3.) 2 years VA loan (as soon as 1 year with extenuating circumstances i.e. death or serious illness).
4.) 2 years Fannie Mae with 20% down.
5.) 3 years Standard FHA 203b (you're considered a first time buyer again, no restrictions).
6.) 4 years Conventional 10% down
7.) and on and on....

I lived a block from a track growing up and could still feel the rumble of the train and hear the whistle. You may get a big savings for picking that lot but when it is time to sell, the person buying will also want a discount because of the train. The key is if the house suits your needs and the lot is the best for you. ... more

There is an inventory shortage, and that stabilizes pricing and the activve buyer pool is taking advantage of low rates after putting their lives on hold for six years.
