I recommend you get a few opinions on that one. I am thinking you are interested in avoiding taxes and messy probate in the future, and I can only recommend you look at many options to see what is right for you. I am definitely not anyone with solid answers but I have personally made enough mistakes that I never should have. In one word, it all boils down to TRUST. I recommend you explore the option of using a Trust with assets. The benefits are many, and this is how wealthy stay wealthy.

As for being an agent: I think a good first step is to call around and talk with brokerages in your area. Some may have programs for unlicensed assistants or have advice for getting hands on (interview carefully as many are just looking for cheap help doing grunt work).

As for being an investor: Look for companies doing work similar to what you are looking for. If it's investing in single-family residential real estate it's different than investing in multifamily projects.

I agree with my colleague Ms Mueller. Amherst condos and townhouses are a good buy and easily rentable based on their proximity to the UB campuses. And there is an over abundance of condo/townhouses in the Amherst market which keeps the cost to you at a minimum. Obviously some areas are better than others so take your time and tour several complexes to get a feel for the neighborhood, rents and types of tenants they attract.
