I understand. Sadly a lot of the people that search Zillow and Trulia don't know if the homes are for sale or already sold. I get messages all the time for homes that sold and the people want to see them.

As for a Realtor sending them, that seems odd. I don't know of a Realtor that would not escort their clients to a location. My suggestion on this is to contact a local Realtor to verify that the listing is not showing Active in the MLS. Realtors for the most part only use the MLS to search for homes. Rarely will they use outdated sites such as Trulia and Zillow.

Best of luck.. If all else fails next time they knock on your door double what you paid for it. :-)

Good morning Connie,

There is something not correct on this record. I reviewed the MLS records, the records indicate that the 932 Hot Spring Valley was sold in 8/26/2011 and that the photo of the property shown on the Trulia site neither match the one on MLS. In any event, if you are interested in the Hot Spring Valley area, there are currently two active listings: #5504220 (494 Hot Spring Valley) and #5870583 (534 Hot Spring Valley).

If you have difficulty access to these two active listings, please feel free to get in touch with me.

Good luck to your home search in the Buda area~

Hi Ashley, Buda is in the Hays Consolidated Independent School District (www.hayscisd.net). There are three elementary schools listed: Buda Elementary School - 300 North San Marcos Street, Buda - (512) 268-8439; Tom Green Elementary School - 1301 Old Goforth Road, Buda - (512) 295-2734; and Elm Grove Elementary School - 801 S FM 1626, Buda - (512) 268-8440. You can pick either one of these schools or simply pick the closest one to your new home which should be the Tom Green Elementary School. Check the out.

Welcome to Buda, one of the fastest growing towns in Texas!

Hi More Land Please, if you want some land but not too much (2+/- acres), an old time charm and like a well-established neighborhood then Oxbow is a great place to call home. However I cannot see that there are active listings on the market. So, if you may, share with me your info please. About the pricing for Oxbow, the last known sold record was on 10/25/07 that sold at $316K ($134.35 SF) and the previous sold record was shown on 7/10/06 that was sold at $ 247K ($123.01 SF). Even though our overall economy is not encouraging, Hays Country is experiencing continuing growth particularly in the Buda/Kyle area, along IH-35 corridor. The asking prices between $220K and $350K are well inside the ballpark.

The "fair market value" is from the recorded sold price in the history (what a buyer will pay for the type of the property). There is no way to compare apple from orange. You will need to decide what will make you and your family happy and what your next home would be then you will have to make a choice between the size of the lot, the year built, the construction quality, and potential return value of your investment. I am sure there are other important components that are important to you. You will just have to figure out what they are and put down on a piece of paper so that you can see a clearer picture of a sound comparison particularly when you are comparing new and old properties.

Hope my lengthy response is helpful. Good luck to your search.

Your best bet is to go to the following site referenced below as it will provide you all that you want to know about Hays Consolidated ISD which covers the Buda/Kyle area.

Property taxes, insurance and assessments vary depending on where your purchase. Some subdivision may alos have be part of a (MUD) Municipal Utility Taxing District.

My best advice would be to seek the assistance ot an ABR Certified Agent/Broker to assist you as your Buyer Representative. They will assist you at no cost, their services are paid on a cooperative basis once the purchase of the property is closed. Buyer Rep's can help you with the purchase of both resale and new home purchases.
