You got some good answers from local Realtors, and they are right, everywhere it depends on the location, upgrades, type and style of home and then the right pricing and marketing, in this market you are lucky if you
live in an area where prices have dropped, in most of them drastically and now your are were they are stable.
But is stable what it is that you are looking for, when they are at way back values...

You need to connect with an area Realtor, have him or her see your property, look at your financial situation, ie.
when you purchased how much you still owe and then compare all that to your options concerning selling, list price actual sale price etc.

Good luck to you

Seems to be lagging a bit behind during this spring market ... especially seeing that it was slow to start due to a colder, snowier late winter.

PA doesn't have organized property tax as a percentage of appraised value. Each township has their own rate and they don't reassess homes after each sale. So what you want to do is ask the specific taxes for each individual home that interests you. Not a very efficient system. ... more

According to the listing site taxes are $1,306, however it's a good idea to re-verify with the local tax assessor's office.

its actually called an ejectment action. You cant just go through your local district court. You need to file it in court of common pleas and it will take months. It is certainly easier to negotiate with the previous owners but sometimes it is not an option. Contact us if you need help. ... more

Hello Allison,

Another thing to look at when comparing areas is the real estate taxes.
If the taxes in one are are $600 more per year than in another that equates to a $50 per month difference in payment. From a mortgage perspective each $1000 in mortgage adds $5 to the payment.

So a $200,000 home with $3600 taxes will have approximately the same payment as a $225,000 home with $3000 in taxes.

Perkasie and Sellersville are both located in USDA eligible areas which means you can finance 100% of the purchase price and closing costs up to 6%. You can get in with minimal funds out of pocket assuming that you qualify. USDA financing is a little quirky as they have income limits depending on the family size but it is usually a much better option than FHA financing and often even better than conventional financing depending on the credit score.

If you would like me to run any numbers I would be happy to assist you.

Steve Salemno answered:
Based on what I have been seeing when showing my clients homes, is the inventory is good, but the inventory of updated/nice homes, that are priced right, is low. I currently have clients looking for a home in the Doylestown/Warrington area around $500,000 but are having trouble finding one that has a nice layout and has had recent updates. Overall, it the market depends on if you are a buyer or seller and what price range the home is in. The weather has a lot to do with the timing of homes being listed and the winter so far has been cold and filled with storms. Spring should be here soon and with it, more homes and better inventory. ... more
