The longer the process for foreclosure the more harm to your credit. If you are in foreclosure make sure of a few things: 1. Pay your HOA if you have one that will not go away and there is no way to get rid of it, keep up on the HOA payments and you will be much better off. 2. make sure your home owners insurance is paid, if something happens in the home again you will never get away from what it would cost you.

Banks differ, and loans differ. If you have an FHA loan or a VA loan it will take much longer and you should try to sell the home on short sale to speed that process up. On a Conventional loan it is quicker.
A foreclosure stays with you for seven years from the date a short sale is 3.

I'd rethink this given the length of time until you're able to qualify for a loan which I believe is 3 years from the date of discharge with FHA. As such, prices and interest rates could change dramatically by then, and you may not be able to qualify. Also, options cost money. If cannot perform at the end of the term, you will lose it.

I think a "straight" rental will be better.
