Jill Bowling, Real Estate Pro in Ocean Isle Beach, NC

Jill Bowling answered:
Hi Martha,

This is what was reported in the Brunswick Beacon on 3/7/13:
*Per parcel assessment is $5,303.53
*If total payment is made within 30 days of receiving the bill there would be a 5% discount.
*If a 10yr payment plan is chosen there is a 3.95% finance charge.
*The connection fee waiver period ends on the island on 4/16/13 and on the mainland on 12/12/13 - you must have the permit by these dates but will have up to 6 months to complete the work.

I have also been told that they will allow buyers of properties on payment plans to assume the existing payment plan rather than having to pay it in full at closing. Also, that ANY permitted work done on a property that is not hooked up will require that sewer be hooked up, and they will be charged the hook up fee of $4000 that can currently be saved with the waiver. So, it's better to go ahead and do it now rather than pay that fee later.

Hope this helps!

Jayne Anderson answered:
Hi Monna,

In late September of each year, all Sunset Beach, NC property owners receive a statement from the Brunswick County Tax Office listing both the Brunswick County and the Sunset Beach taxes payable by the first of January.

A good resource for Brunswick County residents is the County website - www.brunsco.net - where a property owner can view both their county and town taxes.

As far as North Myrtle Beach, SC a legal resident in 2012 was taxed at four (4) percent times the millage rate and a non-resident was taxed at six (6) percent times the millage rate.

At age 65, with at least one year of legal residency, there is a Homestead Exemption of $50,000.

As you may know, property tax millage amounts vary throughout the state of South Carolina and throughout each County. I would suggest you email the County assessor’s office (assessor@horrycounty.org) to find out what this year’s millage rate is for North Myrtle Beach.

You may have already done this, but I also would suggest consulting a tax advisor for questions relating to your particular tax situation.

Continued success!

Generally, you should be able to find financing for 1994 and newer manufactured homes which have been set up on a permanent foundation, tongue, chassis removed and vehicle tags abandoned. I'd check with a small local lender or a credit union. If you appreciate an answer, please give thumbs up. For the most helpful answer, please say thanks with a best answer click. ... more

Oak Island is 11 miles long. Just returned from Marco Island - a great place....much more going on than Oak Island... No Publix here - I love that store!
Oak Island is a laid back community, but there are service stations in the area, plenty of banks and grocery stores, too. Wilmington is about 30 miles away for some "uptown" shopping.... And, we, like everyone, have a Walmart. Hope this helps! ... more

JT Buy Sell Keep Homes answered:
Dear Home Seller,...Not all web sites show all homes on the "mls". Also different states and regions have different MLS services. Since the MLS is a "private Realtor tool" each Realtor Agency can "opt out" or "opt in" to share their listings on any given web site. You are not saying which web site you are looking on, so I suggest you speak directly to your listing agent or their manager. One site you can try is www.realtor.com. This site has much of the nations homes for sale. But again, let's be clear... not every home for sale is on every web site and yours may not be on realtor.com. Hope this helps.
