I can surely tell you that brokers spend a lot of money marketing the homes and always working with buyers and sellers. We do this day in and day out! Realtors are always working with qualified buyers and know the current market. It seems to me that the comparable in your area are selling for less.

You really have the answer to your question if you're having problems with your tenants. Go through the proper legal channels and have the sheriff remove your tenants from your property. But you have to do the proper procedures and paperwork to make that happen.

Only listings that are on the Multi-list are on Trulia. If you decide to work with a Realtor the benefits are endless. When listing with a Realtor and your home is put on Multi-list it is then added to Trulia,,Zillow etc... By listing with a Realtor in your area they can also tell you the most accurate price to list your home while getting it the maximum exposure, as well as taking all the phone calls so you do not have to be readily available all of the time. I just had a disturbing item show up on a title search - a $23,000 lien on the person buying my listing and we're scheduled to close on Friday. Would you know how to handle that or any other issues that could arise?

The experienced agent will know how to get over the humps that almost always arise between acceptance of an offer and closing.

The best way to get the "correct" price for your home is to talk to a professional in your area. They will do a market analysis on your home and explain to you why they would price your home accordingly. Right now the number one factor on pricing your home correctly is looking at your "competition". Again a competent agent can review them with you.
