The properties that are priced right, do not "sit" on the market - they havemany offers and sell in less than one month. If the property is overpriced, it will sit. The statistics are averaging in the short sales (that have to be on the market for a long time because of how long it takes the banks to work them) also. That makes the average DOM appear to be longer than it really is.

South Florida is expected to gain 10% in value in 2012 - according to National Realtor Association forecast. Overall, we are well underway. In many areas - although patchy - it is the seller's market now. Miramar is a good place to live in, but you need to look at different neighborhoods to get the best results in your house search.

As with any trend, you can tell how it takes a little time for the majority to catch up and start believing what our profession has been preaching for quite some time now. We all know that ever since last year, it has been quite the Seller's market down here in our area and I feel like now more and more Sellers are trying to "test the market" to see if their house can generate that lucrative bidding war that we see in certain situations.

Unfortunately, more of these listings that are hitting the market are creating an adverse affect and I find that many Sellers now are coming out with a heightened expectation of what their Home's value truly is and many feel that the home can almost sell itself (Look at how many more FSBOs there are now than before)

As far as Buyers -- my experience hasn't changed yet. I feel most Buyers still understand that when a good (well-priced) property comes out, it typically doesn't last more than a few days. But, I guess that's true in any market.

Property taxes run about 2.2% of the purchase price on real estate in Coral Springs. There are other factors that can effect this the first year depending on whether or not you are buying a property that has FL homestead. Either way you can file for FL homestead if you are a homeowner for one day this year and file by March 31, 2014. A lot of people buy this time of year for that reason. The link on the property shown under your statement or question belongs to Coral Ridge Tower North which is a Co-op by the Galt Ocean Mile. Only people 55 yo and older can buy there, they must only pay cash and can NEVER rent or lease it out.

However, your statement mentions Bayshore Drive which is on Central beach south of Sunrise Boulevard. You need to be more specific as to which property you are referring to. There are a few 1 bedroom-1 bath condos and co-ops for sale in that area.
