This is a very good question. I have been working with a client already who have bought the new Tesla electric car and we looked at most luxury condominiums in downtown or along the beach and following my search and direct inquiries with those buildings, to my knowledge there are no building I know that already have charging stations. But some buildings will allow owners to independently bring electrical supply to their parking spaces....but that is extremely expensive . My client decided to buy a house, instead - less complicated.

This concern has been in the minds of many condominium boards for some time already but it is quite a complicated dilemma for condominiums. For instance, my business partner, Russ Clifton, lives at the Corinthian Condominium on the Intracoastal. About 3.5 years ago, he thought of buying an electric car for his wife to run about town economically and to contribute to save our planet..... He knew that the building did not have such a set up. He presented a motion to his board of directors to form a committee to investigate about installing electric car charging stations. They did not form a committee because they didn't think tht was important enough to worry about this. So, Russ did investigate/research on his own about the pros and cons, accessibility, costs and the practicality of having or not having electric stations.

Electric cars come in three different battery systems: 120 volt which takes an average of 8-10 hours to c\fully charge a car, a 220 volt which takes about 4 hours and some cars have a super 220+ battery that can fully charge in 1.5 - 2 hours (naturally, there is a hyper price tag for each battery system upgrade). And each of those power battery has a different receptacle prong.

Here comes the dilemma: 1- How many of each type of stations are need? 2) Where do we put those charging stations (parking spaces are deeded so the garage can not be rearranged). 3) There are possible outside areas where stations can be placed but will people want to leave their cars outside overnight for recharging? 4) If electric cars get popular and many owners eventually will want to buy an electric car, will there be fights as to who gets priority to charge up his/her car? 5) Who should be responsible to pay for the stations, the condominium or the car owners?...And many more road blocks.

The most logical approach is to bring the proper electricity to each parking space but that concept has many problems to overcome as well and it is a very, very costly enterprise to each individual. I also have a client and friend whom, 9 years ago, I sold a condo unit at Sunrise East Condominium on the Intracoastal (an older sister building to the Corinthian). About 3 months ago he bought a Tesla. He is the first resident to own an electric vehicle in the building. First, he tried to get the building to gear up and build a charging station - at the association's expense - but they told him that if he wants to do it, he can bring electricity directly to his parking space in the garage at his own expense. The Tesla being the ultimate new tech toy, money is abundant for my friend, naturally, he got the model with the super charger battery system but he needed a special electrical outlet tapped directly into the main building power supply but, unfortunately for him, his parking space is at the far opposite of main power source. He told me that it was a nightmare to have an licensed electrician, city permits with tons of restrictions, running wiring 300' across the garage in electrical conduit pipes, installing a special meter, etc. He did not tell me how much that was but he said it was thousands to get that done. And all that for a car he will probably get tired of in a couple of years.

The only way that this would make economical sense would be for new buildings to be build that would have each parking a charging station with an interchangeable adapter for different powers.

I think that older condominiums are not a good choice for people who must have an electric vehicle unless they are a glutton for punishment.

Just a word of caution. When you are told the HOA fees make sure you know what is included.
Many charge for Cable, water and have a large reserve portion, which is something that may be a benefit so that you do not get hit with a large special assessment in the future. It is always best to ask, so that you are comparing "apples-to-apples"...

Under the NSP program, you must work with a lender that is familiar with and approved by the NSP Program. When you do, you will find out that the program offers the option of Conventional financing, using part of the grant as down payment.
