Usually there is no smell; however, I've golfed at Ecco and smelled some sulfa/sewer smells on occasion.
However, this complex was built after the new hurricane window regulations; therefore, wind resistent sliding doors will keep the smells out on the few occasions...

Good space, convenient location to everything, if you don't mind developments and similar looking homes.

I have a client who lives in the complex, with two kids, and she loves it there.

Here's my list of areas in Greater Fort Lauderdale where you can have a decent amount of land, close to good schools and not be too far from conveniences:

- Davie
- Parkland
- Plantation Acres
- Southwest Ranches

A great resource for school ratings is greatschools.org. They are so good, and our clients appreciate the information they provide so much, that we included their school rankings on every listing on our website. So when you find a home you like on our website, there is a tab about schools in the area with rankings from greatschool.org.

It is a great area! I lived in South Florida since 1977 and in Regency Lakes, which is located behind Tradewinds Elementary school since 2007. We chose this area after carefully researching the area and the school. We found that Tradewinds has always been an "A" rated school which was what we were looking for in a school for our 2 daughters who both attended the school. The area overall is awesome as well. Convenient to all major highways, shopping, dining and of course the beaches.

The first thing you need to do is ask the building if they have any special assessments and how much money is in reserves.
If they don’t have any money and something happens in your building they will ask you for more money and raise your HOA fee.
Waverly, Las Olas by the River and Strada are three completely different buildings. If you have any questions on the buildings please let me know because if you like the Waverly you will not like the Strada.

Many of the available homes for sale are still short sales and bank repo's. Both of these can still take an extended time to close. Between that, and the fact that there tend to be multiple buyers offering on many homes, 4-6 months is not unrealistic to start your home search.

"Starting" should involve getting yourself approved for a loan to begin with. Most sellers will not look at a buyer unless they are pre-approved. From there, seeing properties via an MLS search sent to your email will help you get to know areas. You will be come more educated as you go.

Once you are ready to start looking, you will be much better prepared. If I can assist you, or if you'd like to have homes sent to you, or need help finding a lender, feel free to contact me. I'd be glad to help.
