You will have better luck in the Bronx. Ignore Dillon's reply because NYC agents like him just stick with Manhattan, Brooklyn & Queens. They refuse to take the subway to the Bronx because it's not worth their time. Rentals in the Bronx are cheaper & easier to get. ... more

In the New York City area (including New Jersey) DO NOT CLOSE UNTIL THE TENANT HAS LEFT!! Both NY and NJ are tenant friendly which means if the tenant has not left before you close, you will have nightmare headaches afterwards and it will be too late then.

Save your sanity and insist you will DELAY the closing until the tenant has moved out PERIOD! This will put the pressure on the seller to make sure the tenant has moved out before closing. Why should you take on the responsibility of possibly doing an eviction on the tenant? I will guarantee that after closing, this tenant will come up with every excuse to stay in this rental and make your life a living nightmare. Let the seller deal with this tenant - not you.

After all, this seller is the one who wants to get rid of this home, so let the seller deal with the tenant! Expect the realtors, lawyers and your lender to be pissed off with you and to start whining, yelling and giving you the finger - all because you refuse to close on time. Tell all these morons - TOUGH and tell them you will be happy to write negative reviews all over the internet. These people need positive reviews and I will guarantee, the minute you mention you will write a negative review - they will shut their mouths. Remember, they are in a hurry to get paid which is why they want you to sign closing documents quickly.

In NYC you can't. Rentals in the Bronx are much cheaper than Manhattan, Brooklyn and Queens so take the subway and get off in the Bronx. Another option is to go to the suburbs. Try Yonkers, Mount Vernon and New Rochelle in Westchester County OR try Hempstead, Rockville Center, etc. in Nassau County. These towns have cheap rentals. ... more

All agents in NYC have access to the same listings. Any real estate agent can assist you with buying a home. The most important issue will be your budget. If you are getting a mortgage loan, make sure you are pre approved first BEFORE contacting real estate agents. You will not see anything without a pre approval from a lender. If you are paying 100% cash, you need to show proof.

As for selecting an agent, it depends on your budget (what you are pre approved for). Example: if you are pre approved for $300K and under, your choices are slim to none as there is very little in this price range. $300. - $500K will get you new licensed agents to those who have 1 - 3 years experience. $500 - 700K will get you medium experience agents. Above $700K will get you the top experienced agents.
