You can visit or call a local realtor and work with them to find you a rental. 2 - 3 bedroom rentals in the Westchester Sq. area are $2,000./month and up. Since a 3 bedroom rental will average $2,500., you could own a coop for the same amount or less. Have you thought about buying a coop apartment? There are not many 3 bedroom apartments available in coop or rental buildings and most homeowners need to sell their houses than rent them. This explains why it's difficult to find a 3 bedroom house to rent. The owners need the cash from the sale of their home to move forward.
If I were you, I would contact a local lender and have them pull your credit. Find out if you can qualify to buy a coop. Start with your own bank first. I'm a former realtor and VP of my coop board. You should look into lower Westchester County - Mount Vernon, New Rochelle, Yonkers, even Mamaroneck. There are nice garden style coop apartments available on Richbell Rd. in Mamaroneck. The prices are very affordable mainly because parking is restricted and the rooms are a bit small. You don't need a car because the bus stops right at the complex and there are grocery stores within a short walk. In New Rochelle, visit the Courtyard Manor? on Pelham Rd. (210 - 250 Pelham Rd.). It's an affordable coop complex and again the reason is parking is restricted. The 45 bus stops in front of the complex and there are grocery stores within a short walk. In Mount Vernon, visit the coops along Gramatan Ave.
The coops I mentioned plus others are within your budget if you can afford up to $2,896./month for rent. If your credit is an issue, work with your lender to fix it. Lenders are happy to work with buyers to fix their credit because in the end, they want to give you a loan to buy a coop.... more
