First, confirm the property is located within a FEMA Designated "Flood Zone." This will be on the appraisal or your Lender can advise you. Not all properties within Country Club are within the designated Flood Zone.

By HOA do you mean homeowners association? If so, in the State of MIchigan this rate varies by community and the types of ammenities that are covered. For example, a homeowners association for a neighborhood of houses where the association is only responsible for cutting grass in common areas and having snow shoveled usually will have lower annual fees than a neighborhood which includes common play areas, fountains, and tennis courts.
