I think price point and current market conditions determine the amount of time.
The higher the price, the smaller the "pool" of Buyers. A smaller pool equals fewer showings. And fewer showings generally means a longer marketing period.

I'm talking about higher end homes. Not homes priced priced above market value.

Ask your agent to show you statistical data for your price range, and consider also that weather will be factor in the coming months.

Ask your listing agent to post your property on trulia for you. If he/she does not yet have a trulia account, they can easily set one up.

I can unequivocally recommend not refinishing the cabinets!

To begin with, Oak is so trite and out-of-date, but using the old cabinets is like painting an old car and calling NEW.

If you're doing it for the resale; they will notice.

Forget it!
