The USDA loan has income, credit and location restrictions. You would need to start the process early (around March / April 2018) because the USDA loan takes longer than other types of loans and you need to be patient. The other issue is realtors and sellers will take offers from buyers who are using regular loans instead of USDA because everyone knows how slow the USDA loan is. This means be prepared to have your offers rejected.

As a former realtor, since you have months to prepare, your best method is forget the USDA loan altogether and go with the FHA loan. FHA loans require 3.5% of the purchase price for the down payment and there is another type of loan that only requires 3%. Ask your lender about these. In the meantime, save every dollar you can so you have cash to pay closing costs + the down payment. The FHA loan is much faster than the USDA loan. You are also allowed to receive a cash gift from family towards the down payment provided that person documents it with an official gift statement.

Hi A Colbert,

Your only real option is to call the VA Regional Loan Center which will be the Cleveland office if you're buying in MA. That number is (800)729-5772. You can also google VA Regional Loan Center to find out which office serves your area if you're not buying in MA.

Good Luck

We are selling our home and situations have made it that we are looking in a lower price range. Most homes where we have looked in this range are preforeclosures, or too small for our family.
