Taxes are much cheaper than Westchester County in addition to the commuter location in Brewster. People who works in the city or White Plains tend to buy a house on this area due to the price of the homes and taxes ares lowered compared to Westchester County. ... more

You didn't mention how you acquire this property. Is this a foreclosure sale? Did you buy this "as is" condition? It seems that there are a lot of issues in the house. As you have said, there was water entering the main crawl space on the day of your walk through, Did you disclose this concern at the closing? Were you represented by an agent?

Anyway, It's best if you seek a legal opinion from your lawyer who did the closing. He's the one who can tell you about your legal rights at this point.

I live in Brewster and have 2 teenage girls and have no concerns about safety. Just an FYI, Brewster is part of the town of Southeast. The Town of Southeast has a Brewster postal address and is part of the Brewster School District. Most people refer to the town as being Brewster when technically there is a small area of the town that is the Village of Brewster. Most people who live in the town refer to themselves as living in Brewster. We've been very happy with the school district and currently have on daughter in the middle school and one in the high school. as far as I know, there is no County requirement to have the tank cleaned.
Some towns are exploring the requirement to have the tank cleaned every 3-5 years.
There are some individual towns that are starting to require septic tank cleaning prior to a sale.
I do not think Brewster is one of them.

'There are many great homes in brewster I hve inspectred many home to the FHA standards and some may need minumal repairs. Like suzanne said there is a stramline FHA 203 loan up to 30.000 dollars to correct issues asd evin just renovate if you wish.

I disagree with the answer Douglas posted. He is giving you real specific advice about Brewster and he's located 2,000 miles away. Perhaps in Idaho or in rural areas many people use land consultants, but you're looking in Brewster, NY. An accredited land consultant may or may not be a designation like so many others promoted by the National Association of Realtors to generate fees for NAR. In my opinion there may be a few worthwhile NAR designations worth anything like CCIM and CIPS, but I think most are a bunch of letters an agent can place after their name on a business card and generate funds for NAR. Generally in this area there are no specific land agents as there is not enough land for sale to make a living selling just land.
